February is here, and love is in the air! 💌 Let’s kick off this month by celebrating the special occasions of our February birthdays and anniversaries. Dan’s birthday is on February 4th, James is on the 12th, while Bill and Corrie will be celebrating their anniversary on the 14thIt’s a month filled with love and joy for all of us!

Business Buzz:

Dan has some exciting news to share on the business front! He recently obtained the demo permit for the Center Street project, bringing us one step closer to starting this exciting venture. Clarington has opened up for severances after being on hold for the last four months. With these bureaucratic hurdles now being lifted we are pushing forward on several fantastic developments to start in 2024.

Looking Ahead:

As we dive into February, let’s look forward to new beginnings and exciting opportunities. With birthdays, anniversaries, and business ventures on the horizon, there’s plenty to be excited about. Stay tuned for more updates and adventures from your February friends!

The advantage of having your own in house team. The servicing contractor put in the sanitary line without enough slope. We had to fix the line one week before a tenant moved in so we had to do it with our own in house guys. This is the advantage of having your own skilled in-house team. You can solve your issues when you need.

We got our demolition permit for 214/216 Center st! We are looking forward to and gearing up for the build which should be coming shortly this spring.

Gearing up for another project. For this one we will be removing the addition off of the existing bungalow to create a large enough side yard to build a new 3-unit home.

The importance of having someone who knows what to look for when doing larger projects. This picture shows that the existing house has no footings meaning that underpinning or adding another story to get additional units in this existing home wouldn’t be financially viable. Because of our due diligence we were able to pivot early on in the project to make sure we spent our time working on a viable avenue for the project.

Leverage is the use of various financial instruments or borrowed capital
(e.g., debt) to increase an investment’s potential return. A 20% down
payment on a mortgage, for example, gets you 100% of the house you
want to buy—that’s leverage. Because real estate is a tangible asset and
